Skanska USA Building, Inc is actively seeking candidates for Design Manager in the San Francisco office.  A Skanska Design Manager (DM) manages the overall design process on projects where Skanska USB is the Design-Build Contractor. 

 
What You'll Do:
  • The DM is responsible for managing and guiding the design process including the initial project pursuit, Architect selection, design services procurement, contract negotiations, and the administration of the design professional agreements.
  • The DM is responsible for ensuring that all design deliverables are developed in conformity with the Owner’s RFP criteria, the established budget and Skanska’s Design-Build Owner agreement.
  • The Design Manager must coordinate the developing design work with Skanska’s Preconstruction team to ensure the project is designed within both the client’s defined financial parameters and Skanska’s budget or fixed price.  
  • The Design Manager is also charged with ensuring the design team meets all scheduled design milestones, permit submittals, and understands the impact of all Owner driven review periods to the schedule. 

While design-build projects will be the main focus of the of this position, it is critical for DM candidates to also have operational Project Manager experience and may at times be asked to support non-design build projects.  Skanska is looking for candidates who can contribute design management skills to CM At-Risk projects as well as other standard delivery projects that are not design-build but utilize design-build or design-assist subcontractors.

 
We're Looking For:
 

·   The ability to effectively communicate to the multiple facets of a Design-Build project team – the Owner, Owner stakeholders, the design team, subcontractors, and Skanska’s internal preconstruction and operations teams.  A Skanska Design Manger represents the “bridge” between all of these different groups to ensure team alignment and shared goals.

 

·   Understand that design is an iterative process that needs to be managed differently than the linear process of construction, while at the same time diligently holding the design team accountable for all design deliverables and adherence to the project budget and schedule.

 

·    Experienced with the problem-solving approaches associated with design while also being able to support the Preconstruction team to translate design solutions to a quantifiable conceptual cost estimate, target value design, and project schedule.

 

·   Design manager has the ability to find commonality among a diverse set of stakeholder’s while at the same time always protecting Skanska’s interests and minimizing Skanska’s risk.

 

·    Requires business management acumen, strong leadership, organizational and time management skills, as well as have strong communication skills.  The design manager may be required to manage multiple projects at the same time and at different stages.

 

·   Bachelor’s Degree – Architecture, Construction Management or Engineering is required.

 

·   Minimum of 10 years of experience in Design Management and construction, with relevant experience in the management of Design Build projects.
